ABOUT KATYA
Strategy
is personal.
I grew up watching my family approach every problem with rigor and structure. My parents are physicists, my brother an engineer. I took a different path: marketing and finance. But the instinct to analyze, to understand what's really driving an outcome, has always been part of how I think.
Before I turned 23, I had launched a rental agency and purchased my first home. Real estate, for me, has never been a transaction. It's a strategic decision with long-term consequences, financial and emotional.
I've built my practice on that belief.

The belief that drives my work
I don't price homes based on instinct. I model them. I study under-agreement activity and forward-looking market data. I interpret buyer behavior in real time, and I adapt.
But numbers alone aren't enough. The strongest outcomes happen when analytical precision meets the ability to read the room: knowing when to push, when to let the process breathe, and recognizing what isn't being said. That combination is what my clients hire me for.
